Magnificent new villa with all mod cons in Pyla, for 10 people (5 bedrooms and 4 bathrooms) with swimming pool, 5 minutes from the beach and the center of Moulleau
ABOUT
This charming Californian-style villa promises you tranquility and absolute comfort!
With a capacity of 10 people, it offers a large sunny terrace with a great garden furniture for your aperitifs by the pool, a dining area with electric plancha, a heated swimming pool for an unforgettable vacation.
VILLA LAYOUT
In the living/dining area bathed in light thanks to its high ceilings, the centerpiece of the villa, you will discover an open kitchen, a bar counter, a dining area with a table for 6 people (with extension) and a lounge area equipped with a flat-screen television and a Sonos audio system.
Two large, comfortable sofas invite you to relax. This room opens onto a large, sunny terrace featuring a shaded dining area with a large table for 10 people, an electric grill, and a table football table. On the other side, two sofas invite you to nap near a garden furniture set and the swimming pool.
The kitchen is of course fully equipped, with kettle, oven, microwave, fridge-freezer, toaster and dishwasher.
ROOM AND BATHROOM LAYOUT
On the main level, to the left you will find a bedroom with a large double bed, a bathroom with a shower and a bathtub, and a separate guest toilet. To the right you will discover the master bedroom with its four-poster bed and a bathroom equipped with a shower, a double sink, and a toilet.
On the mezzanine, two bedrooms with two single beds each share a bathroom with shower and WC, as well as an office area.
On the garden level, you will find the last bedroom with its own bathroom including a shower and a toilet, as well as the laundry room (washing machine + dryer) and a games room equipped with a billiards table and a television.
These rooms, both welcoming and comfortable, offer real comfort and a practical layout, ideal for a group of children and adults, ensuring everyone has their own space.
THE EXTERIORS
On the terrace surrounding the house, chairs and a dining table for 12 people are arranged, perfect for dining in the shade while enjoying the outdoors and the fresh air. A separate unit is installed on the terrace, with a sink, griddle and extractor fan, so you can cook directly outside.
At the other end of the terrace there is a relaxation area with a coffee table, a sofa and two armchairs.
On the side, a staircase provides access to the second part of the terrace, opening directly onto the garden, with a half-shade, half-sun exposure.
A bowling alley is also available in the garden, allowing you to enjoy pleasant outdoor games.
EQUIPMENT & SERVICES
The services offered by the villa are major assets, namely two parking spaces, the plancha as well as the swimming pool.
A ping-pong table and table football are also available.
Wifi connection is available and allocated to this villa.
